SELF-SERVICE PHOTOGRAPHY GUIDELINES
Callaway Henderson Sotheby's International Realty allows agents to take their own photos of rental listings if those photos can meet our standards for optimizing, naming, and sizing property photography. It is STRONGLY recommended that the agent instead selects the PHOTO ONLY or one of the other marketing fee options.
All photos must meet the company's high standard for quality (high definition, proper focus, level orientation, outstanding lighting, etc.).
A minimum of ten photos must be properly named, optimized, sized, cropped, and prepared for uploading to FileSpout according to the following company standards. Agents can hire a company authorized freelancer at $25 per hour, minimum $25, to provide these services if the agent is not able to preform them.
When prepared by the agent, the photos must be provided to marketing on a USB flash drive.
INSTRUCTIONS -- Step 1
Create the main folder
Prepare a folder on your computer labeled Street_Name Street_Type Street_Direction Property_Number (Agent's Initials). For example, "Main Street North 123 (CJM)".
INSTRUCTIONS -- Step 2
Create the PRO folder
Inside that folder make another folder with the same name followed by a space and then (PRO). For example, "Main Street Street 123 (PRO)".
INSTRUCTIONS -- Step 3
Optimize and name the photos
Place all of the photos you want used by marketing inside the (PRO) folder. The photos must be named in the following method so that the order of the photos "tell the story" of the property.
Main Street North 123 001
Main Street North 123 002
Main Street North 123 003
Main Street North 123 004
etc., etc., etc.
Photo numbers must be optimized and follow the following naming convention:
000 - 099 Exterior Front photos
100 - 199 First Floor photos
200 - 299 Second Floor photos
300 - 399 Third Floor photos (Governors Lane, Griggs Farms, etc.)
400 - 499 Basement photos
500 - 599 Exterior Rear/Backyard/Outbuildings
INSTRUCTIONS -- Step 4
Create the Crest folder
After the photos in the (PRO) folder are optimized and named properly, copy and paste the folder and rename the new folder so that instead of ending with (PRO) it ends with (Crest). For example, "Main Street North 123 (Crest)".
INSTRUCTIONS -- Step 5
Resize and crop the photos
Enter the (Crest) folder and resize and crop all the photos so that each one has the EXACT dimensions of 800x600 pixels.
NOTE: Vertical oriented photos must have the EXACT dimensions of 600x800 pixels.
INSTRUCTIONS -- Step 6
Deliver Photos to Marketing Department via FileSpout
After you're finished preparing the photos in the (Crest) folder, sign into FileSpout (chsir.filespout.com) and upload the top level folder that ends with your initials (this will in turn upload the PRO and Crest sub-folders folders) into the folder labeled "Agent Upload Folder (rentals only)".
INSTRUCTIONS -- Step 7
Send Notification Email
After your photos have been uploaded to the Agent Upload Folder (rentals only) folder, send a notification email to Natalie Gilmore to let her know that the photos are available for review.
QUALITY CONTROL REVIEW -- Step 8
Photos Reviewed by Marketing Department
The marketing depart will review your photos to see if they are optimized, named, and sized correctly. If they are found to not meet our rigid standards, the agent will be charged the PHOTOS ONLY fee plus $50 and a photographer will be assigned to take photographs of the property.
